There it is...
...Just after you walk a little up the hill where Hiroo Garden Hills is located.

There, atop the hill of Hiroo over a vast land of about 29,000m², is the new site of our new residential zone.

This area has been open for use as common residential areal since the Edo period. This is where we want to create ideal urban living and shape the ideas of housing and transmit that message to the society.

※"About 29,000m²" denotes the planned total area of land for housing construction that forms part of the area for one housing complex.
※The site of construction was once the residential site of attendants and servants of Shogunate official Hotta 'Bitchunokami' Masayoshi during the Edo period.

Leasehold condominiums that promise an affluent urban life
There are no conditions when it comes to choosing a condominium as you paint your ideal image of living. However, while it may be simple to imagine your ideal life, the prices of urban condominiums often pose a dilemma. A highly satisfying condominium of your dream will be highly priced.

To that end, leasehold condominiums that promise an affluent urban life have been getting quite a lot of attention in the Tokyo metropolitan area in recent years. This type of housing is created under the newly established fixed tenant right system within the Act on Land and Building Lease put to effect since August 1, 1992.

It has become more important to consider how to utilize a piece of land, rather than owning it, and it was due to this that a system for land usage in terms of owning a building for a certain term (over 50 years) was devised.

Leasehold condominiums works under the system of not owning the land but the condominium built upon it based on land usage.

By not needing to purchase land, people can spend more on more spacious and high-quality housing.

Exterior Design
Inheriting history

By "living environment" it means not only the condominium but the environment inclusive of the entire residential town. A beautiful townscape is precisely the asset of the town. In order to inherit the history and blend in gracefully with the streets of Hiroo, we have opted for the zoning of medium-to-high-rise condominium complexes, instead of towers.

Blending in with the streets of Hiroo
To ensure that the exterior design blends in with the beautiful streets of Hiroo, we have adopted the use of echelon form and pitched roof.

echelon form helps to change the exterior look in a rhythmic way and given the entire condominium complex a profound look. The pitched roofs give an impression of the condominium complex being linked to the adjacent Hiroo Garden Hills, creating a sharp skyline and reminiscent of some European walled city.

Stoneware rectangular tiles are chosen as exterior tiles perfect for a building that sits atop a hill, so when you look up at these as you come up the hill they appear to have more depth to them. Not only that, earthy colors are used to fit in with the surrounding environment.

With the echelon form, the pitched roofs and the exterior wall tiles we are creating a dramatic exterior look of light and shadows, while making a building that blends in with the surrounding streets and greenery.
